Zoning Code Amendment & Completion of the Imagine Amherst Project
Task 7: Code Drafting – Based on the Comprehensive Plan Amendment, formulation of proposed zoning districts and map amendments to implement the Plan Amendment are currently being developed by Code Studio. Instead of “one size fits all” zoning approach, the new zoning for commercial and mixed-use districts will be sensitive to surrounding neighborhoods. A Zoning Review Working Group has been formed to review and prepare the Draft Code documents which will be made available for public consideration. The Draft Code will be adjusted as appropriate and prepared for Planning Board consideration.
Zoning Review Working Group- Town Board members – Brian Kulpa (Chair), Jacqualine Berger
- Planning Board members – Dal Giuliani, Dan Ulatowski
- Zoning Board of Appeals members – John Radens, Alissa Shields
- Amherst IDA – David Mingoia
- Planning Director – Daniel Howard
- Zoning Enforcement Officer - Brian Andrzejewski

- Building Department staff
- Representative from the Erie County Department of Environment & Planning (ECDEP) – Mark Rountree
- Representative from the Greater Buffalo-Niagara Regional Transportation Council (GBNRTC) – Kelly Dixon
Task 8: Code Adoption – Once a Draft Code has been endorsed by the Working Group, a presentation of the Draft Code to a joint workshop of the Planning Board and Zoning Board of Appeals will be conducted, followed by a Planning Board hearing(s). Following these sessions, a Final Draft Code will be prepared for further consideration by the Town Board.
Task 9: Training and Education – Training sessions to orient local design professionals to the plan amendment and new code is the last step in this project. Additionally, town staff and the consultant will conduct a local community forum presentation to planners and other area professionals from the region about the project.
